I’m excited to announce I’ve bought my very own commercial building in Santa Fe! To me this feels like a tipping point, hence the title of this point, because it allows me to build wealth and create more and more passive rental income over time. Basically I’m doing for myself what I have done for investors, my wonderful clients who I’ve been extremely fortunate to represent, for all these years. Purchased below replacement costs, this 8,000SF, four unit commercial building has a proforma cap rate of 11% for the first year and will continue go up year after year. The building was purchased vacant and within two months I’ve been able to get it fully leased!
